Resort Description

Timeshare Gems Located just 3 miles from Disney World, Epcot Center and the Disney/MGM Studios, this is known as a family swim and tennis resort. It is conveniently located close to all of the central Florida attractions including Sea World, Universal Studios and Church Street Station in downtown Orlando. Cypress Gardens, Cape Kennedy, Daytona Beach and numerous other attractions are within a two hour drive. You'll find yourself conveniently close to hundreds of restaurants, shops and attractions. Many guests have found it tough to decide what to do when having to choose from all of the many activities. Okay, most everyone goes to Disney World, Epcot Center, Universal Studios or the Disney/MGM Studios, but after that, good luck choosing what to do next. You're also very close to outlet malls, shopping, and the resort pool if you want a day off in the sun.

Jet skiing is nearby, and 10 fine restaurants are within walking distance. Transportation to area attractions is available.

The Unit

Timeshare Gems Each two-bedroom townhouse offers a fully equipped kitchen, washer/dryer, and screened patio. You'll find a TV/VCR and video rentals. Resort amenities include three swimming pools, whirlpool, five lighted tennis courts, volleyball court, playground, game room, and a convenience store.

The unit and resort comes fully equipped with most everything you need for a relaxing vacation. You bring your golf clubs, swim suit and tennis racquet and you're all set for a great vacation in Central Florida.

Maintenance and taxes for 2002 are $499.00 for this Disney/Orlando area resort. That is an excellent maintenance fee for this size and type of unit. Maintenance is due at closing. From now on you will be billed directly by the resort for taxes and maintenance.

Timeshare Exchanges:

This resort trades with Interval World, Property ID V V F. For exchange purposes, this week trades with Interval World as a Red week, the highest level there is. Timeshare owners have the option to join Interval World for a yearly membership fee of $84. A membership in Interval allows you to exchange your week for another location for an exchange fee of $139 for U.S. domestic locations. Closing information:

	Costs are $375 for closing which includes deed preparation, recording, resort transfer fees and resort notification.
	Please perform your due diligence if you bid. There are still weeks available for you to use this year, but the sooner we deed this property into your name the sooner you can use it or bank it.
	Winning bidder pays the winning bid amount and closing costs.
	Deed will be prepared and recorded for the new owner. Once recorded, a copy of the new deed will be forwarded to the resort to notify them of the official change in ownership.
	You will also be sent a copy of the recorded deed, and the original deed when it arrives at our office.

Verifying Information

We contact all resorts prior to listing to verify the facts. We list information to the best of our knowledge. Information in this auction is considered accurate, but not guaranteed. Bidding Policy:

	A $300 non-refundable deposit is required within 24 hours of the end of the auction to confirm your bid and to pay for the closing costs. We prefer PayPal for this purpose. We also accept eBay Billpoint, Money Order or a Cashier's Check
	Only bid if you plan to follow through with this transaction. The $300 deposit is non-refundable, since it pays for the closing costs and other costs of transferring the unit to you.
	Full payment by cashiers check or other similar method needs to be received within 3 days of the close of the auction, unless other arrangements have been made.
