Resort Description

Twin Rivers Week 7 falls during Presidents Day Week Holidays for 2003. The resort is located on the banks of the Fraser River in Winter Park, Colorado. Close by this timeshare there is excellent downhill skiing, cross country skiing, snowmobiling, snowshoeing, sleigh rides and many other exciting winter activities. Winter Park is the closest ski area, one of the most highly regarded ski communities in Colorado. It has been a destination ski area for many years.

Fans of the Winter Park area enjoy the obvious winter activities, and a vast array of activities in the summer time. Choose from numerous area hikes from mild to extreme, mountain biking, sailing or boating on nearby lakes, lake cruises, scenic golf courses, white water rafting, challenging fishing, four-wheeling and other outdoor challenges. The local craftspeople create some very original work, and the artwork of the local area will enhance any collection.

This three bedroom timeshare is very suitable for 6 to 8 people on vacation. In the complex you'll enjoy a sauna, game room and hot tubs. Phones also have data ports for those that need to stay connected with the internet.

This resort has an active homeowners association that works hard to keep the resort nice while keeping the maintenance costs low. $330.00 for a 3 bedroom, 2 bath timeshare is low! The resort is currently undergoing some improvements. For the next three years there is going to be a special assessment of $233.50 per year (the cost is lower if paid in full up front) to upgrade decks on units, as well as making improvements to the common areas. This will improve the entire resort.

The Unit

Timeshare Gems from Timeshare Gems This 3 bedroom, 2 bathroom unit is designed for ski trips with friends. The unit itself is spacious. It features a basic but functional decor. The kitchen is large, as warranted by a unit that sleeps this many people. The 3 bedroom condos heave two bedrooms on the downstairs level. One bedroom has a queen bed and one has two twin beds. Upstairs you'll enjoy a loft and sitting area with a queen sleeper sofa, and one bedroom with another bed. There are 2 bathrooms--one on each floor. The living room has a vaulted ceiling, a fireplace, TV and VCR, and a dining area with a large dining table. The kitchen comes very well equipped with all utensils, flatware, place settings, lots of pots and pans, a dishwasher, microwave, toaster, mixer and electric can opener.

Timeshare Gems Winter Park Ski Area is just 3 miles down the road. Winter Park is one of the largest and certainly one of the most loved resorts for skiers all over the world. Some guests choose not to rent a car, as the Winter Park Ski Area has a reliable shuttle bus service. It stops at the resort every thirty minutes. Winter Park is home to all of the standard resort amenities; shopping, many restaurants, bars, nightclubs and a movie theater.

There is also tubing, snowmobiling, cross country skiing, snowshoeing, and many other activities.

Maintenance Fees:

Maintenance for this year is $330.00, a very low maintenance payment. Your use of this unit will begin in 2003, and the maintenance payment for 2002 ($330.00) as well as the special assessment ($116.75) for the second half of 2002 will be due at closing. You pay maintenance and the special assessment semi-annually.

Timeshare Exchanges:

This resort is affiliated with Interval World Property ID WRC For exchange purposes, this week trades with Interval World as a Red week, the highest level there is. Timeshare owners have the option to join Interval World for a yearly membership fee of $84. A membership in Interval allows you to exchange your week for another location for an exchange fee of $139 for U.S. domestic locations. Closing information:

	Costs are $300 for closing which includes deed preparation, recording and resort notification.
	You need to pay a non-refundable $300.00 deposit on PayPal or eBay Billpoint within 24 hours of the end of the auction, or make arrangements for another form of payment.
	Winning bidder pays the winning bid amount and closing costs, plus $330.00 maintenance and $116.75 special assessment for the second half of 2002.
	Deed will be prepared and recorded for the new owner. Once recorded, a copy of the new deed will be forwarded to the resort to notify them of the official change.

Bidding Policy:

	A $300 non-refundable deposit is required within 24 hours of the end of the auction to confirm your bid and to pay for the closing costs. We prefer PayPal for this purpose. We also accept eBay Billpoint, Money Order or a Cashier's Check
	Only bid if you plan to follow through with this transaction. The $300 deposit is non-refundable, since it pays for the closing costs and other costs of transferring the unit to you.
	Full payment by cashiers check needs to be received within 5 days of the close of the auction, unless other arrangements have been made.
