Resort Description

Skier's Edge Week 35 timeshare for sale! This resort is located in Breckenridge, Colorado. Colorado has always been a year round recreation state with many different activities available. This fabulous week gives you the right to use the Skier's Edge timeshare for week 35 each year, which this year and most years falls on Labor Day Weekend! According to an RCI rep, this week should trade exceptionally well because it is a Red Week and a Holiday Week. The week falls on Labor Day most every year.

Located in beautiful Summit County try one of the local championship golf courses, white water rafting, sailing, jeep trips, hiking expeditions or mountain bike to your hearts content. Winter activities include downhill skiing at 4 Ski Resorts within 30 minutes or Vail within 45 minutes, cross-country skiing, snowmobiling, snowshoeing and sledding. Breckenridge has a state of the art recreation center offering a variety of workout classes, machines, free weights, climbing wall, tennis, racquetball and much more.

There is a nice view of Mt. Quandry and the pond from this unit. The one bedroom unit sleeps 6. There are two Queen size beds in the bedroom and a sleeper sofa in the living room. The unit has a kitchen with stove, refrigerator, microwave, dishwasher, bar with stools, and utensils.

Maintenance Fees:

Maintenance for this year is $455.00. Your use of this unit will begin in 2002, and maintenance will be due at closing. You may pay maintenance annually or semi-annually.

Timeshare Exchanges:

Resort is affiliated with RCI (property #5078). For exchange purposes, this week trades with RCI as Red week, the highest level there is. Timeshare owners have the option to join RCI for a yearly membership fee of $89 A membership in RCI allows you to exchange your week for another location for an exchange fee of $129 for U.S. domestic locations. Closing information:

	Costs are $300 for closing which includes deed preparation, recording and resort notification.
	You must place a $300.00 deposit on PayPal or eBay Billpoint within 24 hours of the end of the auction, or make arrangements for another form of payment.
	Winning bidder pays the winning bid amount and closing costs, plus $455.00 maintenance for 2002.
	Deed will be prepared and recorded for the new owner.
	Once recorded, a copy of the new deed will be forwarded to the resort to notify them of the official change.
	Escrow, title insurance, and many other services are available on a fee basis. Please email us prior to bidding if you want any additional services. We will gladly give you prices on them.

Bidding Policy:

	A $300 deposit will be required within 24 hours of the end of the auction to confirm your bid and to pay for the closing costs. We prefer PayPal for this purpose. We also accept eBay Billpoint, Money Order or a Cashier's Check
	Only bid if you plan to follow through with this transaction. The $300 deposit is non-refundable, since it pays for the closing costs and other costs of transferring the unit to you.
	Full payment needs to be received within 5 days unless other arrangements have been made.

	Closing normally takes 4 to 12 weeks. Since this week is fast approaching we will need to use overnight couriers to ship the documents and payment. Please be prepared to ship one or two packages via Fedex, Express Mail or UPS Red Label service.
