San Clemente Cove is located just across the street from the San Clemente Pier and the Pacific Ocean. There are many shops, galleries, and restaurants within walking distance of the resort, which is centrally located on the coast between Los Angeles and San Diego. Enjoy the southern California attractions of Disneyland, Sea World, Knott's Berry Farm, and the San Diego Zoo. Tours to Ensenada, Mexico, and J. Paul Getty Museum/Hollywood are provided from this resort location.

The 2003 week:

The 2003 week has been banked with RCI.  Your usage will begin in 2003 with the banked week.  You will need to be a member of RCI or join.  Starting in 2004 you may choose to bank the week or use it yourself.  You, of course, are entitled to day use privileges as soon as you become the registered owner of the resort.

About The Unit:

Timesharegems.comThis is a one bedroom unit, deeded as unit 110.  It sleeps 4.  It comes fully equipped with stove top (no oven), fridge, microwave, utensils and flatware, dishes, dishwasher, laundry facilities at the resort, and ocean close activities abound.  Many owners use their units each year.  Owning this week guarantees it is available for your use each year.

This is a floating unit, able to be booked for any week of the year.  Each year the resort holds a lottery where owners get to choose the week they desire.  Many owners use their week at the resort every year.  Please contact the resort about more specific details of the lottery.

Maintenance Fees:

Maintenance was $505.00 for 2002 and subject to periodic increases.  2003 maintenance is due at closing.

 

                                                              

Timeshare Exchanges:

This is a dual exchange resort.  The resort is affiliated with both RCI and Interval International.

Closing Information:

This timeshare has no mortgage.  Once we complete the closing, the winning bidder will own the week free and clear, and paid up on maintenance and taxes.  Closing Costs are $375 which includes deed preparation, deed recording, resort transfer fees and resort notification.  Escrow, Title Insurance and other services are available for additional fees.  This week is available for your use starting in 2003.  The Winning Bidder pays the winning bid amount, 2003 maintenance and closing costs.  The deed will be prepared and recorded for the new owner.  Once recorded, a copy of the new deed will be forwarded to the resort to notify them of the official change. Winning bidder will be sent the original recorded deed when it arrives. Closing normally takes 3 to 12 weeks to complete.  If you live outside the United Stated, or plan to deed this item into a corporate name, there are special requirements and possibly additional fees.  Please email us for details before the auction ends.

We offer a $100 discount on multiple closings; either buying more than one unit at a time, or buying another unit from TimeshareGems.  Good through 12/10/02.
