Resort Description

Timeshare Gems Lakewood Resort is located in Western Maryland on Deep Creek Lake. This is a four-season area that provides many engaging activities throughout the year. Vacationers will enjoy swimming in the lake or indoor pool, tennis, fishing (ice fishing in the winter), boating, sailing, waterskiing, snowboarding, snow-skiing, golf, horseback riding, hiking, mountain biking, leisurely bicycling, and hunting. There are a lot of restaurants and cute little shops are in the area. Especially notable are some of the local crafts people.

I grew up near Washington, DC and spent lots of time hiking, camping and skiing in the woods and mountains in and around Deep Creek Lake. It's an excellent area with tons of things to do. This is an excellent getaway area for anyone living on the Eastern Seaboard.

The Unit

Timeshare Gems This 3 bedroom unit is ideal for a large family, or a family with kids that like to bring a friend along. It will comfortably sleep 8 people. The unit includes a fully furnished kitchen with dishes, glassware, utensils, appliances and cookware.

The units are fully furnished with air conditioning, fireplace, TV/VCR/cable television, fireplace, and kitchen with washer and dryer.

Amenities in the resort or close by:

Many people come for the lake and its activities, or the skiing in the winter. You have great access to Fishing, water skiing, sailing, canoeing, rowing, a beach with boat launching facilities, horseback riding, snow skiing, cross country skiing, snowboarding, an indoor pool, a bar/cocktail lounge, bike trails, live entertainment, a grocery/convenience store, a playground and tennis.

Maintenance Fees:

Maintenance and taxes for 2002 are $399.00 for this resort and are due at closing. That's very inexpensive for a 3 bedroom unit that sleeps 8 people! That is an excellent maintenance fee for this size and type of unit. From now on you will be billed directly by the resort for taxes and maintenance.

Timeshare Exchanges:

This resort trades with Interval International - resort code LWD. For exchange purposes, this week trades with Interval World as a Red week, the highest level there is. Timeshare owners have the option to join Interval World for a yearly membership fee of $84. A membership in Interval allows you to exchange your week for another location for an exchange fee of $139 for U.S. domestic locations. Closing information:

	Costs are $375 for closing which includes deed preparation, recording, resort transfer fees and resort notification.
	Winning bidder pays the winning bid amount and closing costs.
	Deed will be prepared and recorded for the new owner. Once recorded, a copy of the new deed will be forwarded to the resort to notify them of the official change in ownership.
	You will also be sent a copy of the recorded deed, and the original deed when it arrives at our office.

	Only bid if you plan to follow through with this transaction. The $300 deposit is non-refundable, since it pays for the closing costs and other costs of transferring the unit to you.
	Full payment by cashiers check or other similar method needs to be received within 3 days of the close of the auction, unless other arrangements have been made.
