Resort Description

Timeshare Gems Offering both beautiful surroundings and a wealth of recreation, Hiawatha Manor West at Lake Tansi Village is a terrific vacation retreat. You can enjoy water sports on Lake Tansi from April through September. Rental boats are available June - September for fishing. Play golf, tennis, and racquetball; or get back to nature in nearby Cumberland Mountains State Park.

The resort boasts indoor and outdoor pools for a relaxing swim, a health club to keep in shape, and a restaurant.

The Unit

This is a large 2 bedroom / 2bath split level townhouse unit. The Master Bedroom has a Queen bed. There are 2 twin beds in the Guest Room. The Living Room has am sleeper Sofa.

The kitchen is fully equipped and includes a dishwasher and microwave. Laundry facilities are nearby.

The unit has a very nice Golf Course View.

Maintenance Fees:

Maintenance is currently $296.00 per year. The $148.00 maintenance payment for the second half of 2002 is due at closing. From then you will be billed directly by the resort.

This resort trades with RCI ID # 2132 . Timeshare owners have the option to join RCI for a yearly membership fee of $89 A membership in RCI allows you to exchange your week for another location for an exchange fee of $129 for U.S. domestic locations. Closing information:

	Costs are $300 for closing which includes deed preparation, recording and resort notification.
	You need to pay a non-refundable $300.00 deposit on PayPal or eBay Billpoint within 24 hours of the end of the auction, or make arrangements for another form of payment.
	Winning bidder pays the winning bid amount and closing costs, plus $148.00 maintenance for the second half of 2002.
	Deed will be prepared and recorded for the new owner. Once recorded, a copy of the new deed will be forwarded to the resort to notify them of the official change.

Bidding Policy:

	A $300 non-refundable deposit is required within 24 hours of the end of the auction to confirm your bid and to pay for the closing costs. We prefer PayPal for this purpose. We also accept eBay Billpoint, Money Order or a Cashier's Check
	Only bid if you plan to follow through with this transaction. The $300 deposit is non-refundable, since it pays for the closing costs and other costs of transferring the unit to you.
	Full payment by cashiers check needs to be received within 5 days of the close of the auction, unless other arrangements have been made.
