ahead and forget that idea! If you purchased directly from a
developer, timeshare market conditions are such that you will not
recoup your investment, no matter what your method of sale. If
you can, do it immediately, that buyer will not be around for long
if they are willing to pay full retail price for ANY
timeshare.
Timeshares carry with them a 60-80% cost of
marketing
built into each unit. We recommend people pursuing a sale assume it
is a way to get out from yearly maintenance fees, and collect some
revenue. All of this depends on the resort, unit, week, all of
the same factors that determine the trading status of your week.
If you are currently paying
off the timeshare, it is extremely difficult if not impossible
to resell.
Given these facts, here are some ideas:
Sell It Yourself
You will make the most
money here, but your tradeoff is time. The Internet is a wonderful
place to sell timeshares, and individuals do have success here. Use
auction sites to get a feel for sales prices, and set your prices
accordingly. Be prepared to use classified sites, and other places
on the web to let the world know.
Also, you need to know exactly what it takes to
close your property. Nothing scares off potential buyers more than a
seller who does not know how to finish the sale.
Let Others Sell It For You
There is one
rule here: NEVER
PAY ANY UPFRONT FEES TO SELL YOUR TIMESHARE!! They often come disguised as a required
appraisal fee, brokerage fee, listing fee, something. You never pay someone to sell your unit. Money
should only flow one way, and that is to you the seller. If
you pay someone an appraisal fee, there is no incentive for them to
sell it once they have received money. Trust us, they make
their living selling appraisals not timeshare weeks like we do.
The brokers we know and respect never charge an
upfront fee of any kind. Their commission usually range from 25% -
35%. This usually takes the longest amount of time. You still have
to pay for maintenance and all other fees while the property is
being sold.

Trade-ins/Trade-ups
Some people continue to love timesharing just want to switch to
another resort. For me personally, I don't like to trade for
anything smaller than a two bedroom unit, even if there's just two
of us going. Why? The extra space is always nice.
When skiing it's great to store stuff. And there's always
someone at the last minute that wants to go.
Companies to be careful of:
Be careful and smart and timesharing can be an excellent vacation
value for you. But we don't think you should never pay someone
to sell your timeshare. Here are the most common timeshare
scams to watch out for:
- They ask you to pay them to sell your timeshare. If you're selling a timeshare you should never pay
another person or company
anything. Not for an appraisal, documentation, nothing.
If they're selling it, they should only get paid if they sell
the property.
- They try to sell you a "marketing kit"
Whether it's a website, brochures, mailing list, anything, the
people selling these thing make their money selling the kit of
the day, not selling timeshares.
- They make you pay for an appraisal. Timeshare
appraisals are considered by most people to be a joke. We
